Landlord's permission to start a home based business....?

I'm starting a small home based business. Nothing big I'm going to tie die baby clothes and sell them on ebay and out of as many stores as I can find. I live in an appartment and asked if this was ok, They said it's fine as long as I don't have people coming and going, or have company vehicles coming and going (which I won't) They said I have to submit something in writing and have it approved but they dont have a form. Does anyone know of a site where I can find one or even a template to write it myself. Or what to write if I have to do it from scratch? Thank.

  1. They are likely only talking about your business license. They would need a copy of it.
  2. I'm a little confused... who do you have to submit this to? The landlord or the company? If you need permission from the landlord, just have him/her write a letter & give it to the company. If its for the company, ask them to write one up themselves.

  4. Ryanne, You are fine just the way you are no matter where you live unless it was specified in your rental contract that a home business is not permitted. You do not even need the landlords' permission as long as you are not bringing in traffic to your apartment. If someone you do business with was injured in the hallway the landlord could be held liable. The landlord does not own the street and so delivery vans can stop there at their own choosing. You can walk to the delivery van yourself. Do not make out any papers for your landlord and do not sign anything, especially so. If you do, you could be held liable for a variety of things the landlord is responsible for. If he insists on something in writing then just write a one page note saying you promise not to make any noise after hours and will keep your apartment tidy. It would be ok to sign that...but do not add anything to it. Write in the date below your name and be sure the page is hand written, not typed. As you are just starting this venture, you probably won't earn much money right away. But, after a while when the dollars are regular you best get a tax number to stay legal. Meanwhile, keep exact records of all the money you spend and all the money you earn. Be sure you have a receipt for everything you buy... You cannot record your labour but you can record your mileage used "just" for the business . don't forget paper for your printer and postage for mailing plus envelopes. If you sell on Ebay and the buyer pays shipping then you must not record shipping costs but can record mileage to and from the postoffice plus packaging costs... I admire you for your efforts and wish you the very best of success...
  5. I agree. Why would you have to get your landlords permission of starting a business? I would not give them my business license either. As long as you are not having people living in your apartment, it should be non of their business. You can check out Micro Soft's web site.   6. I agree with farplace, It is none of their business, and signing something is just not a good idea. Writing a letter saying , i am going to be dying baby clothes in my apartment, i will not leave any stains, or cause any unusual traffic or noise sounds fine.   7. So that it is in compliance with the laws of your state, and Landlord-Tenant Law is different per state, I would suggest you go to your state government web site. You need to look under the legislative section and type "Landlord-Tenant Law" in the search browser. You can even have your company letterhead printed at the top, as well as print address information onto envelopes!
